What these tools do, and what they cannot do

Each calculator is a separate page with its own inputs, its own charts and its own schedule. They recalculate as you type, they need no sign-up, and they store nothing about you. Your inputs live in the page's web address, which is what makes a result shareable — copy the link and whoever opens it sees the same numbers.

The maths is exact. The inputs are guesses.

Amortisation is arithmetic and these tools get it right. Everything around it — the rate you will be offered, next year's tax assessment, what a house will be worth in seven years — is an assumption you supply. That is why every assumption is an editable field rather than a constant hidden in the code.

Nothing here is a quote.

The default rates are illustrative starting points, not offers, locks or APRs, and no result is a pre-approval, a Loan Estimate or a commitment to lend. This is a demonstration website; the forms on it validate and then send nothing at all.

Where to start.

If you are early, start with affordability — it names the constraint that is actually stopping you. If you have a price in mind, start with the monthly payment. If you already own, the refinance and extra payment pages are the two that pay for themselves.
